A Bigger Vision for Revo Casino

The planned redevelopment for Revo Casino will combine five properties into one large site. The result will be a new 73,000-square-foot facility designed to offer more gaming, dining, and entertainment options.

• Two full-service restaurants
• A large bar area

• A flexible event space that can hold up to 800 guests for concerts or 300 for seated events

Two-Phase Construction Plan

The project will move forward in two main phases to keep operations manageable.

1. Phase 1 will focus on building the new casino. Crews will demolish the former Manchester Harley-Davidson dealership and the Even Hotel nearby. The new two-story casino will be built on that footprint, along with about 290 parking spaces.
2. Phase 2 will begin after the new building is complete. The current Revo Casino structure will be demolished and replaced with additional parking. Once finished, the site is expected to have about 750 total parking spaces.

City officials have approved a temporary reduction in parking during construction.

Site Improvements and Traffic Flow

Beyond the casino itself, the project includes several upgrades to improve the surrounding area.

Planned improvements include:

• Better stormwater systems to reduce flooding
• New green spaces and landscaping
• An internal roadway to improve traffic flow

Some trees will be removed during construction, but developers plan to replant greenery elsewhere on the site.

Approval Timeline and Progress

The Revo Casino expansion has been in development since at least 2024. Since then, the project has moved through multiple approval stages.

Important milestones include:

• Zoning variances approved by the Manchester Zoning Board of Adjustment
• Planning Board approvals for site plans and conditional use permits in late 2024 and early 2025
• Additional updates and variances reviewed in 2026
• A public hearing was held in early June 2026 for the latest site plan

Developers also acquired nearby properties to expand the footprint and improve parking, which delayed earlier timelines but strengthened the overall plan.

The project is moving toward final approvals. Earlier reports suggest construction could take about 18 months once it begins.

If timelines hold, Phase 1 of the new Revo Casino could open around 2027.
